This home owner thought he could save money by hiring a friend to install a door to his basement under the deck. Now when it rains, it pours.... into the basement that is.
The below picture is the first home I ever inspected. This home had
more things wrong than right. Thank goodness my client did not
purchase it. Anyway, the main problem is that there is only one way to
get out of this house and it is in the middle of the garage. Since the
deck has no stairs, the 2 sliding glass doors are not considered a
means of egress. The building code requires only one means of egress
and it cannot be in a garage. The building codes are written to
protect the occupants. A means of egress is needed for an occupant to
escape if a fire should happen.
