The above picture shows a major crack in a chimney on one of my 11th month new home warranty inspections. The chimney was leaning toward the roof. The owner said my inspection resulted in the chimney being torn down and rebuilt. The owner had never noticed this until I pointed it out to him.
The above picture was taken on one of my 11th month new home warranty inspections. The builder apparently failed to install the shingles over the "turtle back" in back of the chimney. As you can see, the wood sheathing has deteriorated and needs to be replaced before the shingles are applied.
The above picture is something I find on a regular basis doing 11th month warranty inspections. Roofers drive nails through 2x4 boards and into the shingles and sheathing. It's hard to believe that home owners don't look at roofs. Some roofers don't even apply sealant when they remove the boards and nails.
The above picture shows how a builder supported a tub using roofing shingles. Over time the shingles will lose their supporting function causing the grout and tiles to crack where the tub is attached above.
This new home owner was not comfortable in his master bathroom toilet room. The room was the correct width but the length was only 44 inches long (should be a minimum of 60 inches per code). The distance in front of the toilet fixture was only 13 inches (should be 21 inches minimum per code).
